Q. My home is not paid for. How do you handle my mortgage balance?
A. We call your lender, and ask for the payoff balance of your loan. My bank will do a funds-
transfer (wire) to your lender, paying in full the outstanding balance. The home owner will be given a cashier's check for the difference between the sale price and the payoff amount.


Q. What if I'm behind on my mortgage payments? Can I sell my home?
A. Yes, here again, we will talk to your lender. He will give us the payoff that is good to a point in time. We wire the funds for the payoff to the lender, and the home owner is paid the balance in a cashier's check.


Q. If you look at my home, am I obligated to pay an inspection fee? Is there any cost to me?
A. No, there is no cost or fees for you, the homeowner, whatsoever.


Q. How soon must I move if you buy my home?
A. We work with each seller on a case by case basis. Whatever fits into your plans, usually is agreeable with us.


Q. How soon will I be paid?
A. As soon as all the documents are signed, you are paid in full with a cashier's check.


Q. My property is in a trust. Can I still sell the house to you?
A. I am not an attorney, and I cannot answer legal questions, or give legal advice. However, we will call the attorney of record for the trust, and obtain a legal opinion.


Q. May I change my mind if I sell you my home?
A. No, Once we sign a contract it is binding.


Q. What do you do with the houses you buy?
A. I place them into my rental program.


Q. My house needs a lot of work, Do you buy fixer uppers?
A. Yes, I buy houses in any condition.


Q. My house needs no repairs or improvements. Do you buy my kind of house?
A. Yes, I buy houses in any condition, whether there is no work or lots of work to be done makes no difference.


Q. Is my inquiry confidential?
A. Yes, your name, address, phone number or email address is never given away or sold to anyone outside of my office.
